Operate Efficiently. Fund Smartly. Open Safely.
There seem to be so many solutions to addressing COVID, but which ones are the most impactful? And even if you liked the idea, how would you be able to afford it?
That’s why we’ve created this white paper: "Funding CRE COVID-19 Response and Reducing Overall Costs with Efficiency Technology." We hope you'll find it useful.
In this white paper we provide a playbook for how the energy and operating expense savings generated from IoT building controls can fund the building safety requirements for occupants to re-enter in the midst of COVID-19. We walk you through how this can be accomplished in a cash flow positive approach that improves net operating income while fostering the safety of your facility and its occupants.

The Proof is in the Air
Elevant has selected 'Ventus', the sensor from Ubiquitee, to address the need for real-time Indoor Air Quality Monitoring. Ventus integrates with UV Light technology, providing accurate reports on the levels of pollutants and air conditions inside your building in real time.
Connections Matter
The same IoT Building Controls that enable energy efficiency can be utilized for companies to safely return to the physical workplace.
Disinfection with UV Light
According to the International Ultraviolet Association, UV technology can play a role in reducing the transmission of COVID-19. UV is a disinfectant for air, water and surfaces. This technology has been used for many years now. When used correctly, these luminaires can help mitigate the risk of COVID-19 infection.
UVC disinfection should be used with other avenues in a multi-faceted approach to ensure that if a pathogen is not killed by one particular method, it is rendered inactive by the UVC. Since the COVID-19 virus can live on plastic and steel surfaces for three days, normal cleaning can leave behind contamination. Utilizing UVC products can help mitigate this.
Give employees and others the confidence of being in a healthy environment.
COVID-19 Research Study
“ Far-UVC Light safely kills more than 99.9% of pathogens, including the COVID-19 virus.“

Intelligent Disinfection
Give employees and others peace of mind by programming automated disinfection cycles. Occupancy sensors in lighting fixtures can be used to trigger a safe sanitization protocol for individual rooms or entire offices quickly and efficiently. When a room becomes vacant, the occupancy sensor triggers the door to automatically lock and activates the UV sanitization light that begins to disinfect the air of airborne pathogens. On the outside of the room, a color beacon - an alternating red and green light - indicates whether or not it’s safe to enter.
Air Duct Disinfection
In-duct units are usually installed in the plenum - the main body of ductwork leading away from the air blower - and treat the air after it has been heated or cooled. Utilizing the existing IoT control system, UVC LEDs cleanse the air of all airborne pathogens (viruses, including COVID-19, bacteria and spores) with a 99-plus percent inactivation rate. Clean air is then circulated back into the building.
Harmless LED Disinfection
Harmless, near-UV LEDs can kill 99.9 percent of bacteria using a 222nm wavelength that is safe for both humans and animals. The germicidal air chamber utilizes a two-prong approach to attack airborne pathogens. The downlight utilizes anti-bacterial near-UV technology to disinfect hard and soft surfaces, while air is simultaneously circulated into a rear chamber that utilizes UVC LEDs to inactivate viruses (including COVID-19), bacteria and spores.
A Digital Platform for Safer Workspaces
Enlighted’s mission is to bring new insights about what is happening inside of buildings, and future-proof them by capturing rich data streams with our building IoT platform. Enlighted is creating new ways to leverage building data, ensuring a safer environment for your employees during COVID-19 and beyond.
The Enlighted IoT platform combines industry-leading sensor technology with applications and data analytics. This enables organizations to make data-driven safer workplace plans, and respond if an individual tests positive for COVID-19. The system provides data and visualizations of the density and movement of people, monitoring workplace cleaning and disinfection, real-time-overcapacity alerts for crowded spaces, digital contact tracing, and more

Safe
Distancing
Reduce occupant density in workspaces and meeting rooms, re-route heavily used pathways, and configure alerts that trigger when a space exceeds safe occupancy.
Workplace
Sanitization
Use sensor data to optimize and validate cleaning routines. Monitor cleaning crew movements and identify areas that may have been missed. Schedule high traffic and high-density areas for deep cleaning.
Digital Contact Tracing
Contact tracing that relies on memory is problematic, especially in a workplace setting. Digital contact tracing captures interactions to identify who a COVID-positive employee came into contact with. Admins can also utilize motion playback to see where people who have tested positive have been — to target cleaning efforts.
Usage Pattern Analysis
Understand how the facility is used, including which areas have higher or lower employee density. Assess time of day and location-based work patterns to improve physical distancing policies and formulate return to work plans.
Smart Desk Hoteling
Sensors mounted underneath desks identify which workspaces are in use. Connect to a desk reservation system for smart booking. Admins remove or block desks from inventory to improve distancing and use the system to make better use of the overall desk inventory. Obtain analytics on desk usage.
Privacy Options
Associating individual names with contact tracing tags is not required. Nor is a data-collection app on an individual’s mobile phone. If desired, the system and process can be configured to send notifications using only depersonalized tag IDs. Additionally, all density and bottleneck pathway data is collected anonymously using motion data collected by the sensors.
ENERGY CONSUMPTION BY IOT BUILDING TECHNOLOGY
Projects that Increase Cash Flow
There are a variety of financial considerations important to building efficiency and IoT upgrades. Financing, service plans, rebates, grants, and tax incentives must all be considered to ensure the financial impact of upgrades align with business objectives. Elevant stays on top of the most lucrative incentives available to ensure projects maximize financial results.
Work with an IoT building controls partner that has the expertise to understand business objectives, support strategy development and design network connected building upgrades, while also being able to provide the financial solutions to enable cash flow increases as you respond to this pandemic.
2020 CARES Act Incentive
100%
DEDUCTION
In the past, building upgrade deductions were taken over a 39-year period, resulting in a 2.5% write-off each year.
That's now changed. The 2020 Coronavirus Aid, Relief, and Economic Stability (CARES) Act allows you to deduct 100% of certain project costs in a single year, without limitation on the size of the project. If you've been waiting for the right time to make major facility upgrades, the wait is over.
Financial Incentives
- Cash-Flow Positive from Day One
- 2020 CARES Act provides 100% Deduction of Project Value
- 179d Tax Incentive provides $1.80/sf deduction for qualified upgrades. Incentive to expire 12/31.
- Highest Rebates are provided for network connected technology
- Operational Savings ensure Net Operating Income increases
- Safer buildings open stronger, faster
